This £200m flagship retail and leisure development is the second largest mixed-use city centre regeneration project in the UK. Led by one of the world’s leading developers ING Real Estate, St Stephen’s covers a 40 acre site in the heart of Hull and features a spectacular shopping and leisure complex, a new state-of-the-art public transport interchange, 220-city centre homes, 128 bed luxury hotel and a purpose built home for the internationally acclaimed Hull Truck Theatre.

Lakesmere’s scope of works included the design and installation of the 20,000 sqm Kalzip aluminium and Sarna membrane roof on the main retail unit, in addition to the roof elements of the new hotel and music centre. The team also installed 7000 sqm of rainscreen and 700 sqm of terracotta cladding to the main external elevations and shopping street, utilising the latest 3D CAD technology to bring the complex design to life.

Owing to the sheer complexity and scale of the scheme, the development of an effective partnering strategy and clear lines of communication between main contractors HBG Construction and all members of the supply chain were vital to ensuring that the ambitious project remained on track for the planned completion date. This was particularly evident at the initial design stage, when the proposed specification of the roof element was changed in order to maximise the potential of the scheme and Lakesmere worked closely with HBG Construction to develop the new designs. However as the completion date could not be extended to accommodate these new changes, the project undoubtedly would have suffered had it not been for the close collaboration of all four of the key sub-contractors.

The challenging design scheme of St. Stephen’s, not to mention the logistics of working on such a large project where other members of the supply chain are working side by side, also relied heavily on Lakesmere’s technical and installation expertise.
